We’re really pleased with the construction of the basement, with a very practical use of space. The wide hallways will be perfect for additional seasonal storage, while the large walk-in closet is great for long-term storage. There is plenty of additional storage in the unfinished portion beneath the stairs and around the furnace, and the main living/play area can accommodate many different layouts. The wide plank 12mm German laminate has a cork underlay that is environmentally friendly, warm and soft. Finally, the bathroom is crisp and modern with porcelain tiles and plenty of space.

Located in the new Sunnybrook (Chanterel) project, the fully landscaped yard backs up onto a conversation area, meaning no backyard neighbours. The 2-level deck with built-in 14-foot bench is convenient for barbeques and entertaining while enjoying the natural environment.

Ground Floor

The ground floor features over 1400 square feet, with 9-foot ceilings, maple hardwood and porcelain tiles throughout. The four seasons room has an unhindered view of the backyard (further protected by a conservation zone), leading onto a spacious 2-level deck. The custom gourmet kitchen boasts two sinks, a walk-in pantry a central vacuum kickplate and tons of storage, while the open concept living area leads through French doors into a private formal/dining room. There are also three closet areas, a powder room, and a convenient den with easy garage access, perfect for a home office.

Second Floor

The second floor features nearly 1300 square feet with 3 spacious bedrooms plus a master bedroom with ensuite and walk-in closet, plus a convenient second floor laundry area (photos coming). The luxury bathrooms each have double sinks and separate bathtubs and showers, with porcelain tile floors and surrounds. Each bathroom has custom cabinets with tons of storage.

Basement

The basement features 1000 square feet with a large full bathroom, bedroom with closet, and separate pool table and exercise area. The exercise area is still being organized, but you can still see the 12mm German laminate flooring throughout and porcelain tile in the bathroom. There is also ample storage both under the stairs, and a separate walk-in closet with wide door.

Our house features maple hardwood throughout the home, with porcelain tiles in the kitchen, sunroom, bathrooms and laundry area.

We really love the use of space in the house, both in the open concept ground floor, and with the size of the bedrooms. We made a few minor changes with the interior walls, expanding the formal room downstairs, enlarging the master bedroom, and increasing the size of the family bathroom.

We actually got quite fortunate with the weather, only losing a partial day here or there. Things went like clockwork, with a few really smart strategies including building the roof entirely on the ground, and using a winch system to raise long sections of wall with only 2-3 people. A nice bonus with our roofing is that the Mystique shingles now have a lifetime warranty!

excavation / foundation

We started the excavation and foundation in the middle of April, so along with the very heavy rains there was quite a bit of water on the ground. And while the gravity-fed drainage system did it’s job, we added the additional sump pump as well as tar and a new foundation barrier product which is really cool.
